MANAGING PRINCIPAL

Karl D. Francetic

With over 30 years of commercial real estate finance and investment experience, Karl Francetic is responsible for coordinating the origination, underwriting, structuring, and closing of Realty investor Capital’s investments on behalf of our Investors.

Mr. Francetic has served as the Director of Developer Finance for National Retail Properties, Inc. (NYSE: NNN – a publicly-traded REIT), managed KeyBank Private Equity Group’s Southeast Regional Office, served as Vice President and Chief Underwriter for Merrill Lynch Credit Corporation’s Commercial Real Estate Finance Program and was Vice President for ARCS Commercial Mortgage and Collateral Mortgage Capital.

In these positions, Mr. Francetic has arranged and/or structured approximately $4,000,000,000 in capital for all income property types, delivering mezzanine debt, preferred equity, joint-venture equity, construction, bridge/interim and permanent financing through CMBS, Fannie Mae, Freddie Mac, commercial bank, life company and pension fund executions.

Karl has been a guest speaker at numerous real estate finance and investment conferences on a national and regional basis – including ICSC, Crittenden and NAIOP events, along with being a guest lecturer for several major Universities’ Graduate School’s of Business.

PRINCIPAL

PJ Behr

PJ Behr has more than 20 years experience in commercial real estate. PJ has served as Vice President of Acquisitions for a publicly traded single tenant REIT.  Before that, PJ was an investment sale broker, representing family offices, private equity companies specializing in single tenant retail, office and industrial properties nationwide.

Prior to this, Mr. Behr spent 10 years serving as Vice President for a REIT and then with GE Capital, via comp[any acquisition, where his role as Vice President was in charge of dispositions of performing properties.  Over his career, he’s been responsible for over 1,300 transactions, totaling over $2.4 billion  across 48 states.  Mr. Behr graduated from the University of Central Florida with a BS in Business Administration.  He has long been involved with charitable organizations and currently serves on the Board for Catholic Charities of Central Florida.

Andy Hogshead

Andy Hogshead has more than 30 years experience in real estate and real estate finance. From 2009-2019 he was the CEO of The Collier Companies, a vertically-integrated multifamily owner/operator/developer. While at The Collier Companies, Mr. Hogshead grew the company from 4,400 units to 11,500 units, raising $1.3 billion in debt and equity capital.

Prior to The Collier Companies, Mr. Hogshead held numerous positions with investment and commercial banks. He holds an AB from Harvard College and an MBA from Columbia University. He has long been involved with charitable organizations and currently serves on the University of Florida Real Estate Advisory Board – even serving as its Chairman in 2019. Mr. Hogshead is also active in Habitat for Humanity Alachua County.

Sedona Rose Basher

With over 6 years of work experience in the financial and real estate sectors, she has developed core competencies in relationship management, business development, and deal origination. Her mission is to offer investors alternative investment strategies in real estate while consistently delivering above-market risk-adjusted returns. As a Principal at Realty Investor Capital, she leverages her field of expertise in management and international business to connect with high-quality sponsors and partners from around the globe. She brings diverse perspectives and experiences to the team, as she has a dual background in biomedical sciences and business, and has worked in different markets and cultures.

In her previous role as a Relationship Manager at WealthVP, she was responsible for creating and maintaining strong relationships with investors, entrepreneurs, and service providers in the venture capital ecosystem. Using her skills in social networking, public relations, and event planning to facilitate introductions, referrals, and collaborations among various stakeholders. She also supported the development and execution of marketing campaigns, webinars, and newsletters to increase brand awareness and engagement. She successfully contributed to the growth and expansion of the platform, attracting and retaining new investors and new startups.
